Landeed, a leading platform for property title searches in India, has raised $5 million in a Series X funding round. The investment was led by 10x Founders Fund, with participation from investors including Oliver Jung, Paradigm Shift, Pioneer Fund, Jeffrey Epstein (Founder of Onboard), and Aaron King (Founder of Snapdocs).
This funding builds on the company's earlier success in securing one of the largest seed rounds for a proptech startup in 2023. Both rounds attracted strong interest from new and existing investors, with valuations significantly exceeding previous benchmarks. Nearly all of Landeed’s early institutional backers have reinvested in this round.
The newly raised capital will support the establishment of Landeed Labs, a division focused on enhancing the company’s artificial intelligence (AI) and machine learning (ML) capabilities. The initiative aims to strengthen Landeed’s position in the proptech industry by driving innovation in property title searches and real estate transactions.
“AI and machine learning are integral to redefining property ownership in India,” said Sanjay Mandava, Co-founder and CEO of Landeed. “With Landeed Labs, we’re not just experimenting—we’re scaling solutions that have already proven their value. Our launch of India’s first legal AI property title analyzer is just the beginning. This funding enables us to attract top STEM talent and continue delivering transformative products. We are well-capitalized and focused on relentless innovation.”
Robert Wuttke, a founding partner at 10x Founders Fund, highlighted the potential impact of Landeed’s vision. “Sanjay is a strong leader who has built a team capable of addressing one of India’s most critical real estate challenges. We are proud to support Landeed as they reshape the property market,” he said.
India’s real estate market is burdened by fragmented property records and outdated verification processes, leading to inefficiencies and errors. Property owners, developers, and agents often face challenges such as incomplete documentation and lack of reliable data.
Landeed addresses these issues by integrating property records from multiple jurisdictions into a unified digital platform. Its AI-powered tools enable users to access ownership histories, transaction records, and encumbrance details instantly. With over 5 million downloads across 24 states, Landeed has become India’s largest and most comprehensive property title search engine.
The platform also simplifies access to key documents like Sale Deeds and Encumbrance Certificates, ensuring properties are free from disputes. By delivering results up to 10 times faster than traditional methods, Landeed has transformed title verification for a nominal fee. Since its founding in 2022, Landeed has achieved 22x growth in financial metrics, with more than 100,000 users—including property owners, bankers, agents, and developers—leveraging its platform for real estate transactions and financing.
