Hyderabad: The housing market has continued its downward trend in the city with absorption of residential properties falling by 47 per cent, year-on-year, and housing supply declining by 38 per cent, between January to March, 2025, a report said.

Housing sales in Q1/2025 stood at 11,114 units, as against 20,835 units sold in the same period last year. Housing supply, on the other hand, stood at 8,773 units in Q12025, as compared to 14,082 units in the same period last year, according to a report released by data analytics firm PropEquity.

“The traditionally high supply markets - Hyderabad, Pune and Thane – continue to decline. These cities had the highest supply among all tier-1 cities for two years running 2022 and 2023 before touching a low in 2024. In this quarter, they cumulatively saw 28,227 units of lesser supply as compared to the same period last year. The share of the three cities to the total launches has come down to 29 per cent in Q1 2025 from 38 per cent in the same period last year,” Founder and CEO of PropEquity, Samir Jasuja said.

The housing sales dropped the most in Hyderabad with 47 per cent fall, followed by Mumbai (36 per cent), Pune (33 per cent), Kolkata (28 per cent), Thane (27 per cent), Navi Mumbai (7 per cent), and Chennai (2 per cent).
