Hyd Property Prices Rise 3.2% QoQ
Hyderabad: Hyderabad's residential real estate market demonstrated continued growth with a 7.4 per cent QoQ increase in demand, while supply decreased by 3.9 per cent QoQ, according to Magicbricks' PropIndex report (July – September 2024). Despite this, property prices grew moderately by 3.2 per cent QoQ, rising from Rs7,938 per square foot in Q2 to Rs8,188 psf in Q3. Prices for under-construction properties followed a similar trend, increasing from Rs7,085 per sft to Rs7,352 per sft.
Driven by the city's economic stability, expanding infrastructure, and growing appeal as a hub for Global Capability Centers (GCCs).
The report highlighted the city's diverse property landscape, where builder floors, multistorey apartments, residential houses, and luxury villas have varying price points. Builder floors average at Rs5,800 per square foot, multistorey apartments at Rs6,700 per sft, residential houses at Rs8,300 per sft, and luxury villas at Rs10,800 per sft.
Further, according to PropWorth, their property valuation tool, the average residential rate in Gachibowli, one of the most searched localities, is Rs9,800 per sft. Medchal Highway (Rs6,500 per sft), and Kondapur (Rs9,700 per sft) were amongst the other most searched localities in the city.
With infrastructure advancements and consistent housing demand, the city's real estate market is poised for continued growth and price appreciation, making it an attractive destination for residential investment in the near future.
